Ross Valley School District is proposing a new parcel tax based on the square footage of buildings on the property. The initial rate would be $.52 per square foot, and increase 3% per year. The tax would expire in nine years. This would replace the current parcel tax, which is a fixed amount per property, regardless of the square footage of “improvements” (buildings). Most property owners will see an increase in the tax due; the larger the building square footage, the more the tax will increase.

Unlike in other Bay Area locales that have per square foot assessment caps, RVSD’s measure E proposal does not. Accordingly, the RVSD parcel tax could immediately increase many-fold for commercial and multi-family housing properties — and further escalating each year — with those tax increases passed on to renters of apartments and commercial spaces.  Owners of larger homes will also see a very large parcel tax increase.

Current Tax Rate: $720.68 per year per parcel (FY2025-26 rate; escalates 3% per year)
Proposed Tax Rate: $0.52 per year per sq foot (FY2025-26 rate; escalates 3% per year)
